We originally purchased our Wahroonga property back in 2012, with Carol acting as the sellers agent. We would have got her to be our rental manager at the time, but her business was moving away from providing this service back then.
We searched for a long period to buy our current property, missed out on other places at auctions and have also previously owned a unit in Neutral Bay. So we've had dealings with a number of both rental and sellers agents. Carol has easily been the most diligent and professional.
We’ve lived overseas since 2002, with a small stint back home in the middle for a few years. The difficulty we found being away with a rental property is the amount of ongoing work required. Ultimately you need an agent that understands the place and suburb to attract the right tenants, has access to good tradesman and will resolve issues sufficiently.
Our experience with bigger agencies was mixed. The initial rental agent wasn’t satisfactory at all, but our last one did a decent job. Most just have a very large rental book, so sometimes things tended to fall through the cracks. Ultimately we needed work on our pool fence and may look at selling in the future. It might be we decide to keep the property, but we just wanted Carol and her team to manage it either way given we trust her to do it well.

We moved from a large franchise office to Chilton recently. We had quite a bad experience with them and living overseas makes things only makes things even more difficult when there are problems you really have to rely on the agent for everything. Our main issues were related to communication, but also how they took care of maintenance to our property and how well they managed requests and issues raised by the tenants. We also felt that they were quite lazy when it came to finding a tenant, not using their network and allocating quite junior employees to the task.
Caroline and Carol from Chilton on the other hand have been fantastic, not only making sure to look after the tenants, but also communicating regularly and clearly with us whenever it has been required or when we have asked questions. They have been very pro-active in solving issues as they arise, finding at times pragmatic solutions to keep cost under control. All in all a much easier agency to deal with than our previous one. They also appear to have a good network of contacts to help find tenants, a much stronger view of the value of the property but at the same time are not afraid to advise you where a property could be improved to get a better tenant.

As an owner who lives overseas we found we were just a number and no real care taken with the larger agencies, also we always seemed to be handled by a junior level employee who changed every year and made mistakes, just asked for decisions, and gave no advice.

I am certainly delighted to recommend Carol. I was very happy with the outcome of our sale, even though the property market was extremely quiet at the time due to the GFC which made me very nervous.
We always ensured our property was presented immaculately, and our house was a real showcase (having featured in several magazines), but unfortunately we were on the "wrong side of the highway" according to some agents, and that kind of comment from other agents made me angry.
